The hybrid is the wildcard—and also where things get messy. This is the broker who sometimes works with buyers, sometimes with sellers, and occasionally… both on the same deal. In theory, they’re playing both sides fairly. In practice? It’s a slippery slope.
Some hybrid brokers:
- Do full-cycle acquisitions and remarketing for long-term clients
- Maintain databases and networks of both active buyers and sellers
- Earn dual commissions (with disclosure) if both parties agree
This is legal in many jurisdictions—but in this business, ethics are everything. Full transparency is non-negotiable.
This role works best when the broker is deeply trusted and the client understands the potential conflicts upfront. Otherwise, you risk burning bridges or worse—legal trouble.
